Not only do I complete orders quickly and smoothly, but also work efficiently to clear matters for your customers. Working through the details and accommodating closings is my top priority. I provide the expertise needed to get your customers to closing smoothly and quickly!

Titles of New York will team up with you to manage all the details on your transaction. It starts with my no-bureaucracy work style which includes:

  • Taking responsibility for all things public records related so you can focus on your underwriters’ checklist

  • Collaborating with other parties to obtain the documents needed to move the deal along

  • Promptly identifying and, when possible, resolving barriers to assist with smoother closings

  • Timely recording all documents after funding

We will assist in facilitating your closing by working closely with mortgage closers, processors and bank attorneys by:

  • Reviewing the mortgage schedule to advise if an assignment, subordination or satisfaction is recommended

  • Reviewing 1003s to suggest if a free and clear search on additional property may be needed by your underwriter

  • Reviewing building violations and working with managing agents to obtain indemnification letters
